I took a job as a proprerty manager / maintenance manager back in early 2012 after looking for 3 years.
While I had been doing property management since my early 20's, I had to take a test on my knowledge of basic property management and landlord-tenant laws.
Both tests took about 45 minutes, and I scored 86% and 87% which was well over the 70% they required. I was delighted that I had retained that much since learning it all back in the late 70's & early 80's.
After I was hired I meet with the property owner and we talked about the cost of maintnanice which was one of his concerns. He built these 28 Condos just before the 2007-2008 crash, with a backround in Landscaping?
I explianed to him that some people take better care of thier units than others. After that, I had to re-lease 9 units after removing those that had fallen behind in rent. The rehab took about 2 weeks per unit, as they had been neglected.
The owner was now happy as the property was at full capacity and producing income. The company that hired me had just taken over this property for the owner and because of the great turn around they asked me to take over his other 12 units just down the street, removing and re-leasing 3 of those units.
Looking back, I see that I had applied my "Book" knowledge and that became my "Specialized Knowledge".
Another thing that was even more rewarding for me was that I was on good terms with everyone there in our 28 unit compelx, and the 12 unit as well. That, I must say is because of the Colors Trainings that I have learned with Mentoring for Free. Being called by my 1st name from everyone there at the complex was just the best feeling there is.
